Goldrich Kest buys Summerville warehouse

After listing for new ownership in August 2025, global real estate firm Avison Young has found a new owner for a Summerville warehouse and distribution facility.
Goldrich Kest, a California-based real estate company, purchased the 448,765-square-foot property, marking its first acquisition in South Carolina, according to a news release.
The primary tenant for the Class A building is IFA Rotorion, a automotive supplier of prop shafts and joint competencies for companies such as BMW, Mercedes-Benz, Porsche and Ferrari, according to the news release.
“Investors are increasingly focused on assets that offer predictable cash flow and alignment with long-term logistics and manufacturing growth trends,” Foster said in the release. “Facilities located near major ports, such as this property within the Charleston Trade Center, continue to attract interest due to their strategic importance within global supply chains.”
The sale was arranged by Erik Foster and Michael Wilson of Avison Young’s Chicago office, in addition to Alex Irwin, senior vice president of the Charleston office.
The building sits on 32 acres at 479 Trade Center Parkway, also known as the Charleston Trade Center. The trade center is part of a 3 million-square-foot industrial campus in the Jedburg submarket, Avison Young said.
